What’s The Difference? Recent projects and buildings bought by ourselves, friends and colleagues have seen our Unique Property Syndicate members and the team from our Argyll Group Private Equity catch sight of the work that each entity completes. Financial Health Risk Advisory: Asset-Backed Projects.

As at 4th May 2024 we are in our 25th year of Unique Property Syndicates and apart from the Covid19 pandemic, we are still in good shape. Plus a lot of buildings have been renovated and brought back to life. There are a total of 203 new jobs between Unique Property Bulletin + Unique Property Syndicates + Argyll Group. The two main styles of buildings being High Streets brought back to life and unusual property. The new community-owned power station idea is well progressed and looks to be a THIRD strand in what we do. Fortunately, out long-standing policy of BANNING any MORTGAGE on any of our buildings has saved our asset-backed projects from being harmed in the way many building owners were during the lockdown. A public limited company (plc) exit route is still being considered. But this does not quite “fit” with the way we manage each project. The trial of a new CIC Community charity building buyout is also being tested. But this is a challenge as we struggle when the SURPLUS funds are too big. The original purpose was to bring closed-down buildings back to life on a not-for-profit basis. In a strange way the big surpluses have worked when we apply the “sole or main residence” principle. Buy it looks like we may need to go public (plc), if the surpluses persist. IMPORTANT ADVISORY… Property club ventures carry some degree of risk.
